Are Home Inspections a Benefit?

A common step before being able to purchase a home is to
have it professionally inspected. Many people wonder if the inspection is worth
it or if it just another way to spend more money on a new home. This week we
are going to go into detail about why a home inspection is beneficial for
buyers and sellers.
The first way an inspection is helpful is because it allows both
parties to become aware of any potential threats within the home. An inspection
is designed to verify that this home is in a safe and working condition. The
inspector will look for any safety hazards, from any electrical hazards to
outdoor trip hazards that could be dangerous for you.
Secondly, a home inspection before buying the house can save
you money in the long run. Inspections are intended to shine light on any small
issues with the home that could leader to larger ones down the road. Certain issues
can be brought up in the inspection that can be treated or fixed sooner will
save you money and keep the home in a much better condition.
A home inspection also gives the buyer an option to opt-out.
Most transactions cannot be completed without the buyer’s approval on an
inspection. If the issues found in the inspection are too big or appear to be
too much of a risk to take, the buyer has the option to opt-out of the contract
all together. It can also give the buyer more negotiating power. The buyer can
take issues that the inspectors found and ask for a reduced price of the house or
for the seller to pay to have these issues fixed beforehand.
The last reason is that a home inspection can prepare you
for future planning. It can help a buyer gauge the life expectancy of certain
components in their new house. Some examples would include the life of the
roof, flooring, and furnace to help them get a better idea on what they would
need to investigate upgrading in their future.
Sellers can also benefit from these inspections in multiple ways. They not only learn what condition their house is in, but it can allow them time to address these issues and allows them time to decide to have these components improved. It can also provide more trust with the buyers by being transparent about the issues the home has. It helps the buyers feel safer in making the deal and a better chance that your house will sell! The last benefit for sellers is that allows them to properly price their home. It will allow you to list your home at a fair price and make any accommodations after the results of the inspections are in.
