When listing your home on the market, an open house can be a useful tool for you. In a sellers’ market, an open house can be unnecessary due to the number of buyers already looking for a new home. However, as the market is settling down and more inventory is becoming available, open houses are more common and a great resource for you to be able to get more buyers in your home.

An open house allows eyes to be on your home. They can bring in potential buyers and allow them to talk about it to their friends and family. Even neighbors might drop by to recommend your home to their colleagues or friends. An open house also allows you to set the scene the way you want it. With regular scheduled showings, many times they can be last minute without much notice for cleaning. It can become very stressful to keep your home “show ready” until you find the right offer to go under contract with. Scheduling for an open house allows you time for cleaning and staging your home the way you want to present it to the community. It is much easier to give yourself the time to clean than it is to rush through cleaning last minute for a prospective buyer to look.

Another advantage is that you control the timing. It is likely that several other homes in the area are having an open house the same day as you want to. This allows buyers to compare multiple homes on the same day.  This allows you as the seller to take the opportunity to assure your home stands out!
